Is it possible
to view properties in the evening or over the weekend?
Of course. We appreciate that people lead busy lives.
What happens if I like a property
and want to move in?
The first thing to do is to complete one of our application
forms. We can provide you with a copy at the viewing and
help you complete it if you wish. You will need to provide
details of two professional referees and address history
for the last three years.
Is there anything to pay up
front?
There is no charge for completing an application. Before
you move in we will need from you a month’s rental
plus a deposit to the same value, which we will hold for
the duration of your tenancy against loss or damage.
How will I pay the monthly rental?
We collect all rents by standing order.
How quickly can I move in after
the application form has been completed?
Once all the relevant information has been provided the
form can be processed in 5-7 days.
What sort of lease will I be
signing?
It will be a Short Assured Tenancy lease and is a legally
binding agreement between Woodstar Property Management and
you, the tenant. Take the time to read this document before
you sign it.
How long is the lease for?
The length of lease is six months with the option to extend
if the landlord is happy for you to remain in the property.
We will contact you in advance of any action you need to
take.
Apart from the rent, what other
financial responsibilities will I have?
You will be responsible for all the utility bills, the Council
Tax where appropriate and the TV Licence.
Who is responsible for maintaining
the property and dealing with repairs?
In the event that something needs fixed within the property,
Woodstar will be your first point of contact. You will be
issued with a telephone number to call for if there is an
emergency repair required out of normal working hours. We
will deal with all repairs efficiently and to a high standard.
What happens at the end of the
tenancy?
The tenancy agreement (lease) sets out particular instructions
on the way that the property should be maintained. You must
ensure you have complied with these instructions and pay
particular attention to parts relating to the cleaning of
the property, removing your belongings and being present
at the property inspection.
When will the deposit
be returned?
If there are no items needing replaced or repaired, no cleaning
needed and no other damage to be considered beyond fair
wear and tear, your deposit will be returned quickly. Any
deductions for the deposit will be discussed with you.
